Restored commercial frontage and genuinely old housing — the part of Wylie that predates everything else by generations. Original floors, older plumbing fixtures, painted timber and windows that were never designed for a modern seal. Slower to clean, and much easier to damage with the wrong product, which is why we ask before we assume on a historic finish.

The new subdivisions

Woodbridge, Creekside, Bozman Farms and the FM 544 corridor

The overwhelming majority of Wylie, and most of it built since 2000. Large open floor plans, high ceilings, hard flooring downstairs and more bathrooms per home than an equivalent older house. Little accumulated build-up, but a steady supply of construction dust from whatever is still going up nearby — which is the reason a deep clean in Wylie looks nothing like a deep clean in an older city.

The lake edge and the acreage

Larger lots, longer drives, and in places genuinely rural conditions. Grit and dust come into these homes constantly and concentrate in the entry, the mudroom and the first few feet of hard floor. Nothing exotic — it just means the entry does more work per visit than it would three miles west.

The water

Living next door to the treatment plant does not soften it

Wylie is where a great deal of this region’s drinking water is treated before it goes out across Collin County. It is a genuine piece of local trivia and it makes no difference at all to your shower glass: the supply is surface water from Lake Lavon, it is treated to be safe rather than soft, and it is hard.

In a new Wylie build that matters more than people expect. Frameless glass, matte black fixtures and quartz surrounds all show mineral film early, and a house that is three years old can already have a shower enclosure that never quite looks clean. Caught early it wipes off. Left for years it becomes a deep-clean job, and eventually it etches and stops being fixable at all.

This is the honest part. Wylie is the far end of our range, and the way that works in practice is that Wylie jobs are grouped so a team is out there for a run of properties rather than a single one.

For you that has one consequence worth knowing: a recurring booking holds a fixed slot on a day we are already coming, and a one-off has to find a gap in one. Both are available. One is considerably easier to give you the time you asked for.

It is also why we will occasionally suggest a different day rather than say yes to the one you named. A schedule that holds is worth more than a schedule that was agreed to and then slipped, and the trade-off between the two is set out properly rather than sold.

Where is your office?

One office, at 2120 W Spring Creek Pkwy, Ste E in Plano. There is no Wylie branch and no separate Wylie number, and we would rather say that plainly than let a page imply a local storefront that does not exist.

Does it cost more because we are further out?

No. The quote is driven by the property and the service — size, bathroom count, condition, frequency and scope. What distance affects is availability rather than price: there are fewer Wylie slots in a week than Plano ones, so booking further ahead gets you a better choice of times.

Which parts of Wylie do you serve?

The city as a whole, from the FM 544 side through downtown and out toward the FM 1378 and Lake Lavon edge. For an address that is technically outside the city line — Sachse, Murphy, St. Paul or Lavon — call or text and ask, because that depends on the day rather than on a fixed boundary.

A lot of homes here are new. Do they still need a deep clean?

More often than people expect, and for a different reason than an older home does. New construction leaves fine masonry and drywall dust in vents, window tracks and cabinet interiors that keeps resurfacing for months, and hard water starts marking new glass immediately. New does not mean clean underneath.

Can you clean a property on acreage or a gravel drive?

Yes. Mention it when you book, because it changes the visit in a small but real way: more grit comes in on shoes, entry areas and mudrooms carry a heavier load, and hard floors need more passes near the doors. It is not a problem, it is just worth knowing before we arrive rather than after.
