Townhomes are the property type most often under-estimated at quote stage. The footprint reads modest on paper, and then the visit turns out to involve two staircases, three bathrooms and equipment carried up and down all afternoon.

Three levels, three different kinds of dirt

A townhome does not have one cleaning problem spread over three floors. Each level accumulates something different, which is why the visit is worked top-down rather than room-by-room.

    Ground floor

    Usually the entry, a garage door and either a guest bedroom or a flex room. Everything from outside arrives here, so it carries the dirt load: the threshold, the entry floor, the garage step, and the half-bath everybody uses.

    Middle floor

    The living floor. Open-plan kitchen and living area, hard flooring, and the room the household actually occupies. Cooking film travels further here than in a compartmented house, because there are no doors to stop it.

    Top floor

    Bedrooms and their bathrooms. Quieter dirt, but more of it held in soft surfaces, plus the primary bathroom that takes the heaviest daily use in the property.

Working top-down matters more here than anywhere else. Dust from the top floor lands on the staircase, and dust from the staircase lands on the middle floor. Cleaning in the other order means doing at least one level twice.

The room nobody counts as a room

Ask most people how many rooms their townhome has and the staircases will not be in the number. But a two-flight stairwell holds a surprising amount: carpet or timber treads collecting everything walked up from the ground floor, a vertical run of wall at hand height, and spindles that show dust in profile the moment sun comes through the window.

It is also the single most awkward surface in the property to clean, which is precisely why it is the one most often given a token pass.

Why townhomes cost more than the floor area suggests

Bathrooms are the most labor-intensive rooms in any property: multiple surfaces, fixtures, glass, grout and floor edges, each wanting different treatment. Bedrooms, by comparison, are quick.

A vertical layout almost forces extra bathrooms. You cannot ask people on the third floor to come down two flights, so there is a half-bath on the ground floor, a full bath on the top floor, and often an en-suite as well. Three bathrooms in 1,800 square feet is ordinary for a townhome and unusual for a single-story house of the same size.

That is the real reason a townhome quote comes back higher than people expect. It is not the stairs by themselves — it is that the stairs bring bathrooms with them.

Does a townhome take longer to clean than a house of the same size?

Often, yes. Vertical layouts cost time in a way a floor plan does not show. Equipment gets carried between levels rather than wheeled, staircases are their own cleaning task, and a three-floor townhome usually has more bathrooms than a single-story home of the same square footage. Bathrooms are the most labor-intensive rooms in any property.

Do you clean the stairs properly, or just vacuum them?

Stairs are treated as a room rather than a transition. Treads, risers, the nosing edge, the corner where tread meets riser, plus banisters, spindles and the newel post. Spindles are the part most commonly skipped and the part most visible when sunlight hits the stairwell.

What about the garage entry?

The interior side of the garage door, the step and the immediate floor area are included. It is where everything from outside enters a townhome, so skipping it means that dirt is back through the whole ground floor within a day. The garage itself is not part of a standard visit.

Are three-story townhomes a problem?

No, but tell us when you book. Three floors changes how the visit is sequenced and how long it takes, and that is better priced correctly up front than discovered on arrival. Same applies to a rooftop terrace or a fourth-level flex space.

Do recurring discounts apply to townhomes?

Yes. Weekly is 20% off, biweekly 15% and monthly 10%, the same as any residential property. Townhomes benefit from a schedule more than most, because stairwells and multiple bathrooms are exactly what deteriorates fastest when left.

Can you clean a townhome with an HOA and shared parking?

Yes. Tell us where to park and whether visitor spaces are restricted, because carrying equipment across a shared lot is time that comes out of the visit. If your HOA requires contractors to be registered, register us before the day.
