Commercial cleaning in Allen, TX
Priced on what is in the scope and when we can get in — never on square footage alone.
Allen’s commercial property is concentrated rather than spread out: the office and mixed-use development around Watters Creek and Montgomery Farm, the suites along the US-75 frontage, the retail either side of Stacy Road, and the business space running out along Bethany and Exchange.
All of it is close enough together to run as a route, which is the practical reason we can hold a schedule out here rather than promising one.

What we clean
Premises types, and the page that covers each scope
Facility type decides the scope, and the scope decides the price. Rather than publish six near-identical Allen pages, each type keeps one page and this is the way in.

Access
The thing that breaks commercial contracts
Not the cleaning. Getting in.
A commercial schedule fails when the team arrives at seven in the evening and the suite is locked, the fob has been deactivated, or the building has changed its after-hours policy and told the tenant rather than the contractor. It happens far more often than a missed task does, and it costs the visit either way.
Multi-tenant buildings around Watters Creek and along the US-75 frontage tend to have their own rules about after-hours contractor access, vendor insurance certificates and loading-area use. Those rules belong in the contract from day one, not in a phone call on the night.
Whatever the arrangement is, we want it written down and we want a named person to call when it stops working. That single line in a scope document prevents more disputes than any other.
The scope document
Eight things it has to specify
If a proposal is missing these, the gap is where the argument will be in six months.
- Every task, written as a task rather than a room name
- The frequency of each task, separately — not one frequency for the whole contract
- What is explicitly excluded, in writing
- Which hours we are on site, and who lets us in
- Who supplies consumables, and who restocks them
- What happens when a task is missed, and how fast it is put right
- Notice period, and what changing frequency does to the rate
- Who to call, and how quickly they answer
The long version, with the wording that matters, is in what an office cleaning contract should include. It is written to be used against our proposals as much as anyone else’s.
Questions
About commercial cleaning in Allen
Quoting, after-hours access, the recurring discount, multi-site portfolios and vetting.
Why can I not just book commercial cleaning online?
Because square footage does not price a commercial job. A 3,000 square foot suite with two restrooms and eight people in it is a different contract from a 3,000 square foot suite with one restroom and forty. Scope, frequency, access hours and facility type decide the number, and those need a short conversation rather than a form.
Can you clean outside our business hours?
Yes, and for most Allen offices that is the sensible arrangement. After-hours or early-morning work means nobody is cleaning around occupied desks. What it needs from you is a reliable access route — a key, a code, a fob, or a building management arrangement — agreed before the first visit rather than negotiated at the door.
How does the recurring commercial discount work?
Up to 35% off qualifying recurring commercial cleaning. It is a ceiling for qualifying contracts and not a rate every commercial customer receives. Where you land depends on frequency and visits per week, property size, the scope of work, facility type and how heavily it is used, and any access requirements the building imposes.
Do you work with property managers running several Allen units?
Yes, and it is worth sending the whole portfolio in one request rather than one property at a time. Several units that can be run as a route are cheaper to schedule and easier to keep consistent than the same units quoted in isolation, and the quote will reflect that.
Is janitorial the same thing as commercial cleaning?
The two words are used loosely and often interchangeably. Where a useful distinction exists, janitorial usually means routine high-frequency upkeep, while commercial cleaning is the broader umbrella that also covers periodic and one-off work. What matters when you are buying is the written scope, not which word is on the contract.
Are your cleaners background checked?
Yes. Every cleaner is vetted and background checked before they work in a customer property, and the company is bonded and insured, so cover is in place on every visit. For a commercial building where our team is on site unaccompanied after hours, that is usually the first thing a facilities manager asks about, and it should be.
Next step
Send the property, the scope and the hours
Facility type, rough square footage, restroom count and the hours you want us on site are enough to scope it. Up to 35% off qualifying recurring commercial cleaning is available on qualifying recurring contracts.
