In a house, access is a key. In an apartment complex it is a sequence, and every step in it can stall a visit.

Tell us all of the following when you book. It takes a minute and it is the single highest-value thing you can do to make the visit run:

  • Gate code, or the name on the call box
  • Building and unit number, and which entrance to use
  • Whether visitors must be pre-registered with the office
  • Elevator or freight elevator booking, if required
  • Where to park, and any visitor parking limit
  • Key release: lockbox, leasing office, or left with someone
  • Alarm code and how long it takes to disarm
  • Pets, and where they will be during the visit

If your leasing office will only release a key to the resident, arrange a lockbox instead. Relying on an office to let a cleaner in is the most common way an apartment visit loses half an hour before it starts.

A leasing office inspects units every week. They know exactly which doors to open and which corners to check, and the standard is written into your lease.

The areas that decide an apartment inspection are consistent: oven and refrigerator interiors, every cabinet and drawer inside, closet shelving, blinds, bathroom vents, all baseboard runs, and the floor wall to wall once the unit is empty.

Two things worth doing before the day.
