Move-out cleaning in Allen, TX
The one clean somebody else grades, with a list, while you stand there.
Every other clean is judged by the person who booked it. A move-out clean is judged by a landlord, a property manager or a buyer’s agent, and they open things: ovens, refrigerators, cabinets, closets.
That single fact changes the whole job. The work goes where the inspection goes, not where the eye goes.

Getting the order right
Three dates, and only one order that works
More move-out cleans go wrong on scheduling than on cleaning. These are in the order they have to happen in.
- 1
Everything out first
A move-out clean on a part-furnished property is a part-finished clean, and it is the single most common reason one has to be redone. Book it for after the truck has gone, not the same morning. If that is genuinely impossible, tell us which rooms will still be loaded so we can sequence around them.
- 2
The clean, worked top-down
Empty rooms hide nothing, which cuts both ways: every surface is reachable, and every missed edge is obvious. Ceiling fans and vents, then cabinet and closet interiors, then appliances, then fixtures, then floors last. Most of the hours go into the kitchen and the bathrooms.
- 3
Then the walk-through
Leave a gap between the clean and the inspection if you possibly can — even a few hours. It is the difference between finding a problem while it can still be fixed and finding it while somebody is standing there writing it down.
The inspection
What actually gets opened
An inspector is not looking at the middle of the floor. They are looking inside things, and along edges, because that is where a rushed clean shows.
- Oven interior, racks, and the inside of the door glass
- Refrigerator interior, shelves, drawers and seals
- Every kitchen cabinet and drawer, inside
- Under the sink, in both kitchen and bathrooms
- Every closet, including the shelf and the rail
- The dishwasher, including the filter and the door edge
- Microwave interior and the plate beneath it
- The washer drum and the dryer lint housing where they stay
- Window sills and tracks
- Behind the toilet and along its base
- The pantry, floor to top shelf
- The garage-side door and the utility floor
The full room-by-room version, including the bits people reliably forget, is in the move-out cleaning checklist — worth reading even if you are handing the job to us, because it is also the list to check our work against.
Rentals
Lease hand-backs in Allen
Allen’s rental stock splits into two quite different things, and they are graded by different people. The apartment communities along the US-75 corridor and around Bethany hand back to a leasing office working from a standard checklist that every unit in the building is measured against. Consistent, predictable, and unforgiving about appliance interiors.
The other half is single-family rentals scattered through the established east-side subdivisions, handed back to an individual landlord or a small property manager. The standard there is less formal and more personal, which in practice means the walk-through covers more of the house and fewer things are treated as normal wear.
Tell us which one you are in when you book. It changes where the hours are best spent.
Sales
Selling rather than leaving a lease
A pre-closing clean is graded more loosely than a lease hand-back — nobody arrives with a printed list — but it is looked at more emotionally. A buyer doing a final walk-through is deciding whether the house was cared for, and they form that view from the same handful of places every time: the oven, under the sinks, the shower glass and the garage-side door.
Allen sells a lot of homes into corporate relocation, which adds a practical wrinkle: the walk-through is often done by somebody who has flown in for the day and has no flexibility on timing. That is the case where leaving a gap between the clean and the inspection matters most, because there is no second chance to arrange one.
If the house is going on the market rather than closing, a deep clean is usually the better booking — it is scoped for a furnished property you are still living in.
Questions
About move-out cleaning in Allen
Timing, deposits, how it differs from a deep clean, apartment hand-backs and the carpet clause.
When should the move-out clean actually happen?
After the property is empty and before the walk-through, with as much of a gap before the inspection as you can manage. Cleaning around furniture that is still there means the clean has to happen twice, and booking the clean for the same hour as the inspection removes any chance to fix something that gets flagged.
Will this get my deposit back?
It removes cleaning as a reason to withhold it, which is the part a cleaning company can control. It does not affect damage, unpaid rent, alterations or ordinary wear, and anyone who tells you a clean guarantees a full deposit is overselling. What we can say is that appliance interiors, cabinet interiors and floor edges are where these inspections are decided, and that is where the hours go.
Is this different from a deep clean?
Yes. A deep clean is for a furnished home you are still living in and is judged by you. A move-out clean is for an empty property and is judged by somebody else against a list they brought with them. Different scope, different order of work, and the empty property changes what is reachable.
Do you do move-out cleans on Allen apartments as well as houses?
Yes, and they are a large share of the Allen work. Apartments bring their own complications: leasing-office access windows, elevator or stair carries, and a hand-back standard set by the complex rather than by an individual landlord. Tell us the complex and the unit type when you book so the visit is scheduled against the right access rules.
What about carpets?
Vacuuming is part of the clean. Carpet extraction or steam cleaning is a separate trade and we do not carry the equipment for it. This matters in Texas because a lot of leases name professional carpet cleaning specifically and ask for the receipt, so read that clause before you assume the cleaning booking covers it.
Can you clean a property I have already handed the keys back on?
Only if you can still get us in, which usually means arranging access through the leasing office or the agent. It is worth asking rather than assuming: property managers will often allow a remedial clean before they finalize deductions, and that is a much cheaper conversation than disputing them afterward.
